River's Edge Property Management Rental Application Criteria
PLEASE NOTE THE GUIDELINES BELOW:
- Applications will be offered to anyone who requests an application.
- Applications will be processed in the order they are received. River’s Edge PM processes only one application at a time.
Please complete the entire application and pay the $50 application fee. Each adult 18-years of age and older is required to submit a SEPARATE application and application fee. All adult persons in your household need to apply together and submit complete applications in order for the applications to be considered and processed.
Applications will not be processed without picture ID and income verification attached (see below). Incomplete applications will not be processed. Application Fees are due at the time of application and are non-refundable once the application has been processed. If we do not process your application, then we will refund your application fee.

Application for Residency: Each occupant over 18 years old must submit a separate application.
Occupancy Limits: Maximum occupancy is two individuals per bedroom. Children are counted as occupants.
Identification: Each application must provide one of the following forms of identification in order for the verification process to begin: Government Issued Photo ID, Passport, or Alien Registration Card.
Verifiable Gross Income: Applicants must demonstrate a total gross income of at least 3 times the monthly charges. For applications with more than one unrelated applicant over the age of 18, each applicant must qualify separately with an income of at least 2X monthly charges per applicant. You will need to submit proof of income at the time of application submission.
Proof of Income:
- Employees – Three current paycheck stubs or offer letter on company letterhead + three paycheck stubs from prior employer.
- Self-employed – Previous 2 year’s tax returns with confirmation of filing with the IRS.
- Other – Applicant(s) that are retired, or have other verifiable income must provide proof of income and/or assets that equal 3 times the total contractual amount of the Rental Agreement.
Credit History: A credit report reflecting a positive payment history is required. Bankruptcy must be discharged for at least three years. Applicants with a credit score under 620 may be considered with additional fees or a co-signer.
Rental History: Provide 3 years of residential history along with contact information for rental references. Poor residence care or eviction may result in denial.
Criminal History: Felony convictions within the last three years may result in denial, except for drug- and alcohol-related offenses with proper documentation.
Pets: Well-behaved pets are considered at the landlord’s discretion. Certain breeds may be prohibited. Breeds deemed to be dangerous by the insurance industry are not allowed. Additional pet deposits may apply.
Vehicles: All vehicles must be registered and in operating condition, adhering to any parking regulations.
Smoking: Smoking is strictly prohibited inside the property.
Sight Unseen Leases: While sight unseen leases are discouraged, if chosen, tenants are fully obligated to the lease agreement. Maintenance will be conducted as per the rental agreement terms.
Validity Period: Approved applications are valid for 90 days. Extensions may be granted at the discretion of River’s Edge Property Management.
